  1. GENERAL STATEMENT OF POLICY

We aim to protect all our guests, visitors and ourselves from potential injury and damage to their health which could arise within our guest house or apartments. We provide safe and healthy working conditions for ourselves, equipment and systems. Staff (if ever employed by us), will be trained and supervised in all the health and safety issues within the workplace. We will comply with all statutory requirements.

 

  1. THE PREMISES

The apartments occupy the top floor of a Victorian house which dates back to at least 1851 and built primarily of stone with a slate roof which is in good repair.  The apartments are sound proofed and fire proofed allowing 30 minutes’ escape time, with an up to date mains alarm system. One apartment has two bedrooms and the other has one bedroom. Both apartments have open plan living areas. The maximum capacity apartments are 6 persons, including small children.   The apartments are accessed by a series of external stairways, which are constructed in wood and are of good repair. There are also 2 decking areas also in wood and in good repair. The stairways and decking are protected by handrails which are also in good repair. All the stairways and decking areas conform to building regulations.  For a layout of the apartments please refer to the plan at the end of this document.

 

  1. FIRE HAZARDS

The fire alarms and system were installed by Wight Fire limited are appropriate for the apartments Each apartment has a fire blanket and there are evacuation procedures in several languages

No smoking is allowed anywhere inside the property. Guests may smoke on the decking areas only

None are allowed on the premises except for the gas appliances

  • Cooking

  • As part of the routine cleaning schedule, individual electrical appliances are checked to make sure they are working safely, with no signs of over-heating; cables are checked for cracks and other problems. Items such as hairdryers are tested. In the event of a problem they are removed from the vicinity

  • All gas appliances are checked at change over to ensure that there are no problems. They are cleaned to prevent a build-up of grease

  • Gas appliances and supply are maintained by a competent person and certificates are supplied to prove the same

  • The isolator for the electrics is situated by the front door in each apartment.

  • The isolator for the gas is outside, the key for the box is located by the front door

  • Maintenance and repairs service for gas appliances: Andy Stevens of Aga IOW.

 

  • See above for gas appliances

  • Extractor hood and all other equipment used in the cooking process are cleaned regularly (see kitchen cleaning rota)

  • Items such as microwaves are checked regularly to ensure that they are working correctly- in the event of a problem they are removed from the vicinity

  • All proper ventilation systems work and are kept clear of obstructions

  • Electrical supplies

 

 

  • All appliances are used according to manufacturer’s instructions

  • Sockets are not overloaded

  • Circuit breakers are in use for all electrical systems within the apartments. These are tested regularly

  • RCDs are in place

  • All repairs are carried out by a competent electrician

  • Periodical inspections are carried out

  • All adhere to fire retardant standards

  • Rooms routinely cleaned and any item that could pose a risk if placed next to a heat source e.g. aerosols - newspapers are removed to a place of safety within the apartments

Ventilation providing flow of air in the event of a fire

  • All bedrooms and kitchen have fire doors to contain fire and prevent flow of O2 into other rooms

  • All fire routes are protected by the fire doors floor by floor.

  1. RISK TO PEOPLE

EXISTING CONTROLS

Anyone staying at the apartments may be at risk

 

  • All people staying are able to see this document and the general fire evacuation procedures in several languages.

  • Guests are also advised on discovering a fire to: sound alarm, close doors and windows, exit the building and when safe to dial 999 and call the fire brigade.

  • The rooms in the apartments all, except the bathrooms, have self-closing doors and main doors can be opened from the inside without a key.

  • We do not have extinguishers in the apartments, thus preventing incorrect use

 

 

  1. MEANS OF ESCAPE – HORIZONTAL AND VERTICAL EVACUATION

  • Incorrect use of fire extinguishers thus exacerbating fire hazards

  • The number of people in the premises

  • Guest familiarity with escape routes

  • Obstructions on escape routes

  1. For control of potential fire hazards please refer to previous sections.

  2. The number of guests is never allowed to exceed the stated maximum

  3. All guests would be able to exit the building within 2-3 minutes

  4. Nightly checks are made before retiring to ensure that there are no obstacles preventing evacuation

  5. Although there is a gate to exit the yard this is not locked

  6. All escape routes are lit (emergency lighting which is maintained and on all the time).

The previous sections of this document outline the action plans in the event of an emergency.

 

  • Action on discovering a fire:

    • Sound the alarm

    • If, and only if safe, tackle the fire with the fire blanket/extinguisher

    • Where possible close doors and windows

    • Leave the building via the routes described

    • Meet up at the assembly point -main terrace and then – Spar shop

    • Call the fire brigade

    • Ensure all people are present and accounted for

    • Do not re-enter the building

    • Liaise with fire service

 

  • Action on hearing alarm:

    • leave the building by the nearest exit

    • do not re-enter the building

    • report to the assembly point

    • call the fire brigade 999 (after leaving the building)

    • Liaise with fire service
